Description
10 year general with five years (+) experience maintaining building systems in a Pharmaceutical Research & Development
environment operating under FDA regulations. Building systems are defined as but not limited to low pressure boilers (Plant
heating and domestic water supplies), HVAC systems, vacuum, compressed air, laboratory gas systems, DI water systems,
water distribution systems (i.e. pumps, pipeline, etc), process equipment chillers, freezers, etc. Candidate should have good
understanding of computerized building management system (BMS), computerized maintenance management system
(CMMS), electrical control wiring diagrams and controllers, preferable also understanding of metrology and instrumentation
experience (calibrate and repair facilities and process type equipment instrumentation), and good communication and writing
skills. PRINCIPAL ACCOUNTABILITIES: # Respond to off hour building problems using experience, judgment and skills to
independently assess, notify management and remedy. # Operating and maintaining air conditioning, ventilation,
refrigeration, dehumidification systems, high vacuum equipment, air compressors, laboratory gas systems, air handling
systems and water systems. Troubleshoot, repair and maintain critical systems and other plant utilities as needed. #
Monitor and acknowledge critical utility alarms from the building management systems and follow up with appropriate
actions/documentation practices. Call in emergency repair service as necessary. # Participate in the preventive
maintenance (PM) program performing maintenance work orders related but not limited, to utilities and HVAC systems.
Complete emergency, corrective, preventive and safety work orders as assigned by Supervisor or Facilities Management. .
# Support supervisor during execution of the electrical preventive maintenance program requirements and/ or repairs of
electrical systems, equipment or components or auxiliary systems, electrical contractors for planned repairs or project and
ensure compliance with EH&S regulations. # Repairs, tests and maintains fire safety systems such as sprinkler
systems, alarm switches, valves and accessories, sprinkler head, etc including fire pumps and engines, water towers and all
internal components. # Supports supervisor ensuring that housekeeping activities in the building (waste management,
janitorial services, vending machines, roofing repairs, etc.) take place in a timely and efficient manner. # Support
supervisor on coordination of internal or external resources for preventive maintenance and repairs to heating, ventilating,
air-conditioning, dust collection & vacuum system, water softeners, DI water systems, compressors, cold, hot and reheating
water distribution pumps, laboratory and instrumentation equipment (for example, but not limited, freezers, incubators,
centrifuges, coating pan, extruder, blender, etc.), including lubrication, cleaning, changing filters, belt replacement, etc. #
Assisting management in the purchasing or renting of equipment, materials and supplies as well as contracting vendor
services (such as preventive maintenance, inspections, repairs, etc) and completing related procurement paperwork. #
Assists in the supervision of the implementation of the calibration program including scheduling calibrations and metrology
contractors and maintaining all necessary documentation related to calibration activities. Schedules, calibrates, and verifies
calibration of instrumentation under the Metrology program # Assists in directing internal or external resources such as
electricians in executing repairs electrical, mechanical, electro- mechanical, and electronic measuring, recording, and
indicating instruments and equipment for conformance to established standards # Comply with standard operating
procedures pertaining to calibration of instruments and equipment. Plans sequence of testing and calibration procedures for
instruments and equipment # Assists supervisor or manager in formulating test, calibration, repair and evaluation plans
and procedures to calibrate and maintain precision accuracy of measuring, recording, and indicating instruments and
equipment.
