Job Description

DIRECTOR OF REAL ESTATE IN CORTEZ, CO

TUR, Inc. is currently recruiting for a proven individual with a verifiable track record of success to join our team as a Director of Real Estate of a single person department.  This is a very dynamic fast-paced company with the corporate office located in Cortez, CO.  As a result, this position REQUIRES RELOCATING to CORTEZ, COLORADO.

The primary purpose for Director of Real Estate is to acquire and provide the resources, land and buildings necessary to carry out the Company’s business objectives. The position is responsible for acquisition, disposition, lease/contract negotiations, facility management, facility construction and corporate support services.

Job Requirements

RESPONSIBILITIES - Plan, direct and manage Corporate Real Estate, facility management and office services that support the Company’s business objectives.

- Develop and manage the Corporate Real Estate budget for organization portfolio of facilities. Initiate programs, if necessary, to ensure compliance to the approved budget.

- Facilitate and manage the disposition of surplus property and the acquisition of new property to support the Company’s business strategies and objectives including the negotiations of the Purchase and Sale agreements, due diligence studies and the close of escrow requirements.

- Facilitate and manage the development of facility and construction related projects that meet approved completion schedule dates and budgets. This would include the supervision of the design/build of major facility construction such as retail complex or strip mall centers where complex real estate, financial engineering, RFP development and construction management is required to successfully complete the project.

- Direct the management of the Company’s real estate leasehold property administration including rent payment, tenant improvements, lease termination, lease renewals and real estate database, tenant, landlord and contractor database.

- Actively participate, from a real estate perspective, in the Company’s business dispositions and/or mergers and acquisitions.

- Negotiation of key business terms such as economics, kickout rights, lease term, co-tenancy protection, signage rights, construction riders, etc.

- Drafting LOIs & tracking deal progress.

- Site selection analysis through use of analytical and subjective tools including proforma financial modeling, sales projections and demographic analysis.

- Overall trade area market studies.

- Prepare comprehensive market/site evaluation packages and proposals to present to President and Chief Operating Officer for approval, including financial models, budgets and analyses for comparison of alternatives.

- Assisting with documentation of transactions to ensure deal closings.

- Establishing and maintaining tenant rep broker networks.

- Negotiation of renewals and rent concessions.

- Building & implementing department policies and procedures to ensure best practices.

- Resolve landlord/tenant disputes and ensuring Landlord’s lease obligations are fulfilled.

- Enforcing tenant rights lease provisions such as co-tenancy rents and tenant exclusives

- Developing and maintaining landlord/developer relationships

- Work with Aaron’s Corporate offices to complete retail location remodels as required by franchise agreement to ensure proper branding, paint scheme, flooring scheme, signage and other materials as required.

- Develop strategic plan to meet Company expansion and growth projections.

- Collect and analyze all appropriate data to determine which sites best target Aaron’s customer demographics.

- Make multiple site visits to each potential location to evaluate, document and report all demographic and psychographic data, as well as identify physical attributes such as competition, visibility, ingress, egress, parking, and co-tenancy.

- Closely collaborate with the Operations group to ensure a mutual understanding and support for each proposed location.

- Provide routine status reports for deals in process and targeted trade areas, including spreadsheets and maps.

- Prepare Letters of Intent and negotiate key business issues within Lease Agreements for new and existing properties.

- Work closely with outside parties such as civil engineers and attorneys.

- Anticipate, identify and effectively address existing and potential issues which could delay the opening of stores.

- Participate in industry associations, seminars, and events to promote the brand, develop market awareness and leads.

- Performs other projects / duties as needed.

REQUIREMENTS

- Bachelor’s degree in Real Estate, Business Management, Finance, or related field, or equivalent combination of work experience in a corporate real estate capacity with another retailer or shopping center developer is preferred.

- Proven track record in successfully negotiating real estate leases and contracts is required.

KNOWLEDGE, SKILLS & ABILITIES

- Prior experience planning and managing building operating budgets.

- Well-developed oral, written, and public speaking skills.

- Computer skills including Excel and experience using mapping and demographic software

- General knowledge of construction matters

- Capacity to manage multiple projects.

- High degree of energy, independence, initiative, responsibility, and accountability.

- Great people skills – with the ability to cultivate and maintain relationships.

- A thorough knowledge of real estate development strategy, negotiations, and execution.

- Candidate must have excellent analytical, decision-making, project management, planning and organizational skills.

- Ability to identify potential barriers to fulfilling objectives.

- Must have a valid Drivers License and a safe driving record.
