| Job Description |
The Lease Administrator is responsible for all the lease administration functions for an assigned portfolio of leases; ensures lease compliance and maximizes cost efficiency.
- Responsible for lease interpretation, critical date calculation, rent and additional rent payments
- Perform desk-top audits of year-end reconciliations
- Prepare simple legal documents such as commencement agreements, amendments, and estoppels
- Maintain open daily communications with landlords, property managers and internal staff including Accounting, Real Estate, Construction, and Legal Departments
- Interpret and abstract complex lease language into lease management database
- Responsible for calculating and maintaining critical dates, financial elements, and lease clauses
- Responsible for the timely and accurate payment to landlord of all lease required charges, including rent, CAM, taxes, and additional charges
- Responsible for sales reporting and percentage rent, including monthly interim reporting and payment calculations
- Work closely with the Accounting department to assure accurate processing of A/P and A/R rental obligations and to provide annual budgeting information
- Ensure compliance with all financial and legal obligations prescribed under the Lease and in accordance with SOX requirements
- Upon request, provide in-depth legal interpretation of leases or the rights and obligations in connection with the leases to internal and external customers
- Review and process real estate related legal documentation including but not limited to: leases, purchase agreements, amendments, stipulation agreements, assignments, deeds, estoppels/SNDA’s and other real estate/legal documents as needed.

| Candidate Qualifications |
- High school diploma or GED
- Bachelor’s degree in Business Management or related field, or equivalent combination of education and experience
- Three or more years experience managing a real estate portfolio and in lease administration
- Demonstrated knowledge of the basic principles of accounting and/or bookkeeping
- Legal experience a plus
- Ability to understand, interpret and abstract complex Real Estate Lease terminology
- Detailed oriented with a commitment to accuracy and precision; must have a strong sense of urgency
- Proficiency in lease administration software
- Intermediate knowledge of the Microsoft Office suite of products, specifically Excel
- Excellent written and verbal communication skills, with the ability to compose written documents that are grammatically correct, accurate in content, and representative of the image the Company wishes to maintain within the industry
- Must have the ability to influence and persuade individuals at all levels of the organization
- Demonstrated ability to maintain complete confidentiality and discretion in business relationships, and to exercise sound business judgment
